[ARCHIVED] Carteret County to start reviewing property tax value appeals in April

CARTERET COUNTY, NC (March 19, 2024) – The Carteret County Board of Equalization and Review will convene on Monday, April 1 at 9 a.m. The meeting will be held in room 217 on the second floor of the Carteret County Courthouse. The courthouse is located at 302 Courthouse Square, Beaufort.

All tax appeals must be received or postmarked no later than 5 p.m. on April 19, when the board will adjourn for accepting 2024 real property appeals, and is the final adjournment date for the 2024 Board of Equalization and Review. The board began accepting tax year 2024 real property appeals on January 1, 2024.

Property owners in Carteret County have the right to appeal their property’s appraised value if they believe it doesn’t reflect fair market value. This applies if the property owner has evidence to support their claim, such as recent appraisals, documentation of damage, or other factors affecting the property’s value. An appeal cannot address tax rates; it solely focuses on the assessed value of their property.

To request a hearing before the Board of Equalization and Review, submit a request in writing by April 19. Property owners can mail requests to Carteret County Tax Administration, 302 Courthouse Square, Beaufort, NC 28516 or email it to TaxHelp@carteretcountync.gov.

Property owners are encouraged to submit their Appeals online by selecting the ‘Tax Help’ button on the County website, carteretcountync.gov, and then clicking the ‘Appealing Tax Values Online’ button.

Completed appeal forms must be submitted either electronically, in person, by mail to the Carteret County Tax Administration, 302 Courthouse Square, Beaufort, NC 28516 or by email to TaxHelp@carteretcountync.gov on or before the date of adjournment of the board. For mailed appeals, they must be postmarked no later than April 19 to be considered timely. Additionally, signed appeals forms can be faxed to (252) 732-2064. For assistance, property owners can call (252) 728-8485.

Property owners are encouraged to provide supporting evidence for consideration. Examples of evidence include recent appraisals, sales of similar properties in the neighborhood, cost estimates of structural repairs, or pictures of the property showing other than typical conditions. A county real property appraiser will review the property and any supporting information provided. All taxpayers who appeal their values will be contacted by an appraiser assigned to their appeal. If their appeal is scheduled for a hearing before the board, the taxpayer will be contacted by phone and/or email, and notified by letter, stating the date the appeal will be heard.
